To book the room, a booking fee equivalent to one (1) month’s rent is required. This amount will be applied as the first month’s advance rent.

We collect a security deposit equivalent to two (2) months’ rent, a ½ month utility deposit, RM200 for access card deposit, and RM100 for key deposit. All deposits are refundable upon move-out, subject to the unit’s condition and other outstandings.

The minimum tenancy period is one (1) year; however, short-term tenancies may be considered on a case-by-case basis.

Our contract starts on the 1st regardless of the move in date.

Utilities are not included in the rent. Charges are calculated based on the total usage of the entire unit. However, we provide a monthly subsidy of RM50, and any excess amount will be equally divided among the tenants.

Rent is payable via online bank transfer and is collected on a quarterly basis (three months in advance) which is due on the 1st of first month. A copy of the payment receipt or transfer confirmation must be sent via WhatsApp for our records.

Your 2 months rental deposit will be forfeited unless you find a replacement to take over your lease.

Please inform us 3 months in advance to extend your tenancy.

Yes, high-speed internet is provided with speeds of up to 600 Mbps.

Yes, weekly cleaning is provided for the common areas of the unit, however, tenants are responsible for maintaining their own rooms.

Essential amenities such as a cooking hood, cooking hob, water dispenser (hot and cold), washing machine, dryer, microoven, fridge are provided in the unit.

Extra or overnight guests are strictly not allowed for the safety of all tenants.

No, pets are strictly not allowed due to the building policy.

Yes, we do offer a daily room subject to availability ranges from RM100-200 per night.
